Early check in and late check-out are possible on occasion – contact us near the day of check in to ask.

Please also take note of your check in/out times when booking travel, as while we try to be flexible it is not always possible and we are unable to store bags. The Edinburgh bus station located a few minutes’ walk away from the house has ample storage lockers.

What’s included
The price for Top Hat House includes accommodation, linen, towels, electricity, heating, washer/dryer machine, hairdryers, iron, all kitchen amenities plus Lavazza coffee machine, wine fridge, dishwasher tablets, washing up liquid and tea towels.  Smart tvs in main living spaces and bedrooms, free WIFI and blue tooth Sonas music system. Full house has mood lighting.

Payment
We require a 50% deposit to reserve your booking and the remaining balance is due 8 weeks prior to check in. If booked within 8 weeks of arrival then full balance will be due.

We also add £250 at time of booking to cover us for the unlikely event of any damages or breakages during your stay. If everything is in order a full refund will be initiated by our system 7 days after departure – funds may then take 5 to 10 business days to reach your account. We expect that the property will be left as it is found. If on arrival anything is not working as it should or damaged then please let us know so this has no impact on your damage return payment.

If you had to cancel we offer a 50% refund if cancelled 8 weeks prior to arrival and if cancelled within 4 weeks a 25% refund will be offered.

Booking
When you submit a booking via our online reservation system you will receive an automatic generated booking summary by email to the email address you provide in the booking form.  This does form a contract between us.

Room configuration
The house sleeps 10. We have zip and link beds (except for downstairs bedroom and master) and generally the house is made up as 4 doubles with a twin room. However, if you need a different configuration this is possible.

For younger children we can provide a z-bed, and we have two travel cots available for babies and toddlers.

House Guests
We do not allow house parties, and no more than the number stated on the booking are to stay in the property (eg no one on sofas or floors) Any additional guests found to be within the property with result in your loss of deposit and we reserve the right to ask you to leave with no refund of monies.

Animals
We do not allow any animals in the property.

Children
Children of all ages are welcome to stay in Top Hat House.  We have high chairs and travel cot, bowls, cups and cutlery for 2 babies/toddlers which are available on request. We also have some children’s toys including a wooden train set which is great fun to set up under all the furniture! There are also a few bedtime stories for when the time comes.

The property is over 2 levels so we ask that parents make sure their little ones are safe on the stairs and supervised.

Vehicles
There is a large amount of metered parking outside the property from Monday – Saturday (8:30-5:30). You can use the meters or download the ringo app onto a mobile.

A multi storey can be found a 3 minute drive away – Greenside by the Omni centre.

Insurance
We strongly advise that you take out suitable holiday or cancellation insurance to cover eventualities. We cannot accept liability for any accidents, injuries, illness, loss or damage suffered to persons.

Damages and breakages
You are fully responsible for any damage or breakage you or any one of your party cause to the property, contents or grounds. You must report any such damage at the earliest convenience to enable repair or replacement to be arranged. In the event of damage we will charge the value of the item or repair work. We expect the property to be left as it is found.

Complaints
Should you have any concerns during your stay please get in touch. Groucho who manages Top Hat House wants to do everything possible to make your stay the best it can be.  If we receive complaints about you or your party we reserve the right to ask you to leave without compensation or reimbursement of monies paid.

Smoking
In the interests of safety and comfort of future guests there is strictly no smoking inside the property.

General house rules
Please do not attached banners to any walls/ceilings or furniture. Strictly no glitter or confetti

We ask you to leave the house in a clean and tidy manner. All rubbish to be secured in plastic bin liners and can be placed in the large black bin situated outside No5.

Before you leave please check:-

  • House tidy
  • Bins empty
  • Lights out
  • Dishwasher on
  • Windows closed
  • Doors shut
